How NJ property management fees work

The monthly management fee is a percentage of collected rent, so it scales with the property. Placement (leasing) fees are charged each time a manager finds a new tenant, usually as a share of one month's rent. Renewal fees are a flat charge when an existing tenant signs again. Some companies add a percentage to every vendor invoice they coordinate; others do not, and it is worth asking.

Quotes vary with unit count, property type, location within the state and what the company bundles. Multi-unit portfolios usually land at the low end of the percentage range and single-family rentals at the high end. Treat the midpoint here as a starting point for a conversation, not as a price.
